Tax & Accounting for Expats in Los Cabos

Property owners, Airbnb hosts, and remote workers across the Cabo corridor. Mexican tax compliance and US-side coordination for US citizens.

US Citizens: You May Exclude Up to $132,900 of Income From US Tax

The Foreign Earned Income Exclusion (FEIE) lets qualifying US citizens living abroad exclude up to $132,900 per person (2026) of foreign earned income from US federal tax. If you and your spouse both qualify, that's over $265,000 — tax-free on your US return.

But here's what most expats miss: the FEIE only covers your US taxes. Mexico taxes income earned in Mexico separately, under Mexican rules. The two systems must be planned together — the exclusion on one side, the foreign tax credit and local registration on the other.

We are the Mexican side of that equation, and we speak enough US-tax to coordinate directly with your US CPA.

Why Los Cabos Is Different

Los Cabos has the highest concentration of foreign-owned rental property in BCS — rental income must be declared monthly with IVA, and we handle the full CFDI chain

Fideicomiso (bank trust) property owners: sale proceeds trigger Mexican capital gains — we calculate the Art. 126 withholding before you sign

We coordinate with your US CPA: foreign tax credits on Form 1116 can eliminate double taxation on your rental income

What We Handle For You

  • RFC registration (first-time SAT appointment included)
  • Tax residency analysis — the 183-day rule applied to YOUR calendar
  • Annual Mexican tax return (declaración anual)
  • Monthly filings if you earn rental or business income in Mexico
  • Airbnb / rental income: CFDI invoices, IVA, and ISR withholding
  • RESICO evaluation — the 1-2.5% simplified regime, if you qualify
